Fire Risk Assessments & Compliance Audits
Buildings require a Certificate of Occupancy which is a document issued under the Building Act 1975. These must be displayed near the entrance to Building classes 1b-9 inclusive, this is usually issued after completion of building works during initial construction or major changes to the facility.
However, in Simpli’s experience, what tends to happen is:
- Fire Safety Equipment & Systems get altered with no review against the original certification
- Fire Safety Systems or Equipment documentation is / was never available onsite for the ongoing fire safety equipment & systems maintenance.
- Fire Safety Systems or Equipment have latent defects pre-existing from the time of construction that were inadvertently signed off on as compliant with fire protection regulations.
- Fire Safety Systems suffer loss of performance and no longer meet the original design criteria that this occupancy certificate was assessed against.
The above are real examples Simpli’s fire protection consultants encounter regularly, resulting in reduction or failures of these Fire Safety Systems or Equipment exposing facilities and occupants to needless risk.
At best the Facility Owner would be liable for prosecution and financial penalties for breaching the Acts and Regulations or worst-case scenario facing criminal charges in the event of a catastrophic event resulting in the loss of life.
